Rent Entire Private Villa
for up to 30 Guests

Private rental of the entire complex area including accommodation in the main house and glamping tent (April–October). The price includes use of the oval sauna, hot tub, and Aerusurf boards.

Saarjärve Holiday House main building together with the private complex area includes a holiday house with 8 bedrooms, accommodating up to 28 guests, as well as a glamping tent set up on the lakeshore, suitable for 2 guests.

In front of the main house, there is a spacious 160 m² terrace furnished with tables and chairs for up to 36 guests. Additionally, there is a 50 m² lakeside terrace extending over the water, where during the summer season a comfortable lounge area with sofas is set up.

Approximately 20 meters from the main house are the Glass Sauna and the Oval Sauna, with a hot tub (diameter 2.2 m) located beside them. A wooden boardwalk leads directly from the sauna area to the lake swimming pier.

Accommodation Options

  • Two-storey main house with 8 rooms, accommodating up to 28 guests in total
    • Ground-floor rooms have 3 beds (private WC and shower in the room)
    • Second-floor rooms have 4 beds (WC and shower located in the ground-floor corridor)
  • Glamping tent for 2 guests (option of DBL or SGL beds)

The small holiday house (sauna house) is not included in the complex rental.

Rental price includes:

Meals, beverages, and additional services are available for an extra fee according to the Saarjärve Holiday House price list.

Rental Terms

The main house and private complex area can be rented with our catering and service.
Please note that in this case, the rental price will be supplemented by the cost of catering and beverages ordered from us.

If you prefer to prepare your own meals and bring your own food and drinks, an additional fee of €500 per night will apply.

Available dates and daily rates for the Private Complex Area are displayed in our
online booking system.

Please note that we do not offer a hybrid option (bringing your own drinks while ordering food from us).

Rental Price Includes:

  • Accommodation in the main house and glamping tent for up to 30 guests (November–March accommodation in the main house for up to 28 guests)
  • Bed linen and towels, as well as slippers and indoor sandals for use on site
  • Use of the oval sauna, glass sauna, and hot tub for 4 hours. Extended use available for an additional fee. Morning heating of the sauna and hot tub is available only by prior agreement and for an additional charge. Our team prepares and heats the sauna and hot tub.
  • Use of SUP boards on the lake, including life jackets (10 SUP boards)
  • Use of a rowing boat on the lake

NB! The small holiday house with sauna for up to 6 guests is not included in the complex rental. It is used by our service staff.

Booking Conditions:

  • A 50% advance payment of the total booking amount is required.
  • An advance invoice will be sent after the booking is confirmed.
  • The booking is non-cancellable and non-modifiable.
  • Meals and beverages ordered on site will be added according to the Saarjärve Holiday House price list.
  • The remaining balance must be paid by private clients on the day of arrival; companies may pay within 3 days after the event.

Arrival and Departure:

  • Check-in from 15:00
  • Check-out at 12:00
    • If you choose the “Own food and drinks” package, check-out is at 11:00
  • Each additional hour before check-in or after check-out is €100

The rental period must include the full event preparation time. After the rental period ends, your group must vacate the premises.

Rental Terms & Conditions

House Rules

Check-in and Check-out
  • The rental period for the entire holiday complex is from 15:00 until 12:00 the following day, including accommodation.
    Please note: This time frame also includes all event preparation.
  • If you rent the Private Main House together with the complex area and bring your own food and drinks, the accommodation rental period is from 15:00 until 11:00 the following day.

Why?

We aim to ensure that every guest enjoys a high-quality and well-prepared environment. Our team needs sufficient time to carefully prepare the entire holiday house and complex area for the next guests. When catering is not provided by us, additional cleaning and organizing are usually required.

  • For an additional fee, it may be possible to arrive earlier for event preparations. Please inform us in advance so we can check availability. This option is available if no event has taken place at the property on the previous day.
  • Earlier arrival for preparation is available for an additional fee of +100 € per hour.
  • We kindly ask you to inform your guests that early arrival may affect the preparation process, as our team may still be completing scheduled arrangements.
  • Unfortunately, we are unable to store alcohol or food delivered the day before in our refrigerators. If you would like chilled beverages upon arrival, we would be happy to arrange this in advance.
  • To help maintain a clean and comfortable atmosphere for all our guests, indoor shoes are required inside the holiday houses.

    We kindly ask you to share this information with all members of your group, including performers and trainers.
    As the property is surrounded by forest and nature, there are no paved roads leading directly to the complex.

  • For your comfort, clean indoor slippers are available on site.

If you arrive with a pet despite our policy, we reserve the right to cancel your reservation. In such a case, the advance payment is non-refundable.

Why?

  • Not all of our guests feel equally comfortable around animals, and we aim to ensure a pleasant stay for everyone.
  • Some of our guests may have allergies, and removing pet hair and allergens from a room can require extensive cleaning and significant time.
  • We fully understand that many owners consider their pets well-behaved, clean, and non-shedding. However, even so-called “non-shedding” breeds leave traces behind.
    In our experience, it can take multiple cleaning sessions to completely remove pet hair and lingering odors from textiles and furnishings.

For these reasons, we kindly ask for your understanding and cooperation in respecting our no-pet policy. Thank you.

Loud music is not permitted on the holiday house premises, and
personal sound amplification equipment is not allowed.
We kindly ask that personal music devices are not used outdoors.

Why?

  • The greatest value of our holiday house is the pristine surrounding nature and the rare, exclusive silence it offers.
  • Our services are designed for guests who truly appreciate and enjoy this peaceful atmosphere.
  • We also have neighbours, and sound carries far across the lake. Believe it or not, we have received late-night calls from as far as 10 km away.

Solution

  • The main house is equipped with a built-in sound system, allowing music to be played via our Spotify account in the ground-floor dining hall, outdoor terrace, and second-floor hall.
  • You can still have a party — quietly 😉

  • If catering is provided by Saarjärve Holiday House, we will arrange the tables according to the agreed layout and set them for you. After the event, we will return the furniture to its original position.
  • If you choose to organize your own catering, we kindly ask that all moved furniture is returned to its original place by the time of departure.

If this has not been completed, a furniture rearrangement service fee of €200 will be added to your final invoice.

Why?

Rearranging furniture requires additional time and effort. While a larger group of guests can move items back quickly together, it may take considerably longer for our team to do so afterward. We appreciate your understanding and cooperation.

  • Smoking is strictly prohibited in all indoor areas of Saarjärve Holiday House.
  • Please burn candles only in designated lanterns.
  • Large outdoor candles must be placed on non-flammable surfaces.
    Please do not place outdoor candles on wooden terraces.
  • The holiday houses are equipped with an automatic fire alarm system (ATS).
    All rooms are fitted with smoke and temperature detectors.
    In case of an alarm, a signal is sent directly to the G4S control center.
  • The client is responsible for any costs resulting from a false alarm or emergency callout.
    (Please note: this refers to the red emergency button on the wall — not a light switch.)
  • If you discover a fire, please immediately call the emergency number 112 and inform the property owner.
  • Smoking is strictly prohibited in all indoor areas of Saarjärve Holiday House, as well as on terraces and balconies.

Why?

Due to its wooden construction, Saarjärve Holiday House is classified as a building with increased fire safety requirements.

Fun fact! The older part of the house and its façade are insulated with straw.

  • A designated smoking area is available on the property next to the lakeside terrace.
  • We kindly ask that cigarette butts are not thrown on the ground and are disposed of in the ashtrays provided.
  • A cleaning service fee of €200 will apply if cigarette butts and/or snus pouches need to be collected from the property.
  • The holiday house grill is installed on a designated stone base, and we kindly ask that grilling is done only in this area.
    Please use charcoal only — firewood is not permitted for grilling.
  • Use of the pizza oven is not permitted.

Why?

Just as a professional pizza chef would not allow others to use their oven and specialized equipment,
our pizza oven is carefully maintained and operated only by our team to ensure safety and quality.

  • At Saarjärve Holiday House, we provide catering and beverages for groups ourselves.
    Exceptions are possible only by prior agreement and under agreed conditions (an additional fee may apply).

Please also note that…

  • If you choose to bring your own catering provider, please ensure that they are responsible not only for food service, but also for table setting, layout arrangements, decoration, and post-event cleaning.
  • Post-event cleaning must be completed by 11:00 the following day.
  • If you arrange your own catering, we do not provide breakfast service for accommodated guests.
  • If you order catering from us, we are happy to offer a suitable beverage selection to complement the menu.

Saarjärve Holiday House also features a self-service refrigerator with a selection of wines, ciders, beers, craft beers, and spirits.
The key to the self-service refrigerator is given to the event organizer, and consumed beverages are settled after the event.

Saarjärve Holiday House also offers professional bar service with a quality alcohol selection and a trained bartender.

  • Bartender service: €39 + VAT per hour.
  • Cocktails from €3.20 + VAT.

The cocktail selection is agreed upon with the client in advance.

We cooperate with major alcohol importers, allowing us to offer alcoholic beverages at very competitive prices.

Additional services available upon request:

  • Projector and screen rental €25 per day.
    The projector installed in the seminar room ceiling is included in the seminar room rental price.
    If you wish to use a projector with a screen in other rooms, an additional fee of €25 applies.
  • Bar service €39 + VAT per hour, using beverages provided by us.
    The beverage menu is agreed in advance, and cocktail prices are determined accordingly.
    Prices from €3.20 + VAT per cocktail.
  • SUP board rental €16 per hour per board (€33 per day per board).
    We have a total of 10 boards available.
    When renting the Private Main House together with the complex area, SUP boards and rowing boat use are included in the price.
  • SUP instructor service – If you would like an instructor to accompany your group during the rental period, the rate is €50 per hour.
  • Hot tub rental from €100 for up to 5 hours.
    Additional heating on the second day €30.
  • Tablecloth rental €7 per piece (white tablecloths 140 x 210 cm).
  • Bathrobe rental €5 per piece.

Services offered directly by Saarjärve Holiday House cannot be provided by external service providers.

Additional services ordered from outside providers must be agreed upon in advance with Saarjärve Holiday House.
External service providers are responsible for completing all related clean-up, post-event arrangements, and waste management before departure.

  • In the event of damage to or breakage of inventory, the client is responsible for the replacement cost of the item plus an additional 15% to cover transportation and administrative expenses.
  • Lost room key fee: €20 per key.
  • When renting the Saarjärve Holiday House main building under the “Own Food and Drinks” package, the property must be returned in the same condition as received. This means that dishes must be washed and returned to cupboards, tables and surfaces cleaned (no trash or used/dirty dishes left behind), and no litter or cigarette butts left on the floor or outdoor areas.
    If these conditions are not met, Saarjärve Holiday House reserves the right to charge a cleaning fee of €200, which will be deducted from the security deposit.
  • Cleaning service fee for removing cigarette butts and/or snus pouches from the yard: €200.
  • Cleaning fee for vomit or other bodily fluids in areas not intended for such use: from €200 (depending on the required cleaning methods and equipment).

We have begun the Green Key certification process, and environmental responsibility as well as the development of sustainable tourism are very important to us.
Our location in the heart of nature, within the Kuulma Lake nature protection area, also requires us to follow high environmental standards.

  • We are committed to minimizing waste and maintaining a single-use plastic-free environment at our holiday house.
  • Waste is sorted on the property, and we kindly ask you to separate the following waste categories (instructions are available in the house and on the premises):
    • Paper and cardboard
    • Glass (glass can be separated into deposit-return packaging and other glass bottles, which are placed in separate containers)
    • Plastic packaging and cartons
    • Plastic and aluminum beverage containers
  • Waste separation is mandatory in Estonia.
  • If waste is not sorted accordingly, a sorting service fee of €200 will be added to your final invoice.

Reusable Tableware

We kindly ask our guests not to use plastic straws, disposable plastic tableware, or plastic cups at Saarjärve.

  • Reusable drinking cups and wine glasses are available for events held at our property. These can be washed in the dishwasher, and guests may write their name or mark their cup to reuse it throughout the event.
    We kindly ask you to inform your guests not to dispose of reusable cups or glasses in the trash, as they are intended for repeated use.

Please make your reservation through our online booking system.

  • A booking is confirmed upon payment of a 50% advance deposit or, in the case of state institutions only, upon receipt of an official guarantee letter.
  • The 50% advance payment is non-refundable and will be applied toward service costs.
  • The final number of participants must be confirmed 2 weeks (14 days) before the event.
    The remaining balance is due 1 week before the event or, for companies and public institutions, within 3 days after the event.
  • The number of participants and catering quantities cannot be reduced later than 7 days before the event.
  • The final event order (schedule, menu selection, number of guests, additional services, open bar request, etc.) must be confirmed no later than 2 weeks (14 days) prior to the event.

Prices stated in the offer may be subject to change due to government tax adjustments (e.g., alcohol excise duty, VAT changes, etc.).

When renting the Private Holiday House without our on-site team present, a refundable security deposit of €200 is required.
This must be transferred to our account by the event start date and will be refunded within 3 days after the event.

  • If the event has been paid in full and a government-declared emergency situation prohibits the event from taking place, the client will be offered the option to postpone the event (subject to availability) or, if preferred, to use other services provided by Saarjärve Holiday House within the amount of the paid advance.
  • In the case of an event cancelled due to an officially declared emergency situation, the client is entitled to request a refund of 90% of the paid booking deposit. Refunds will be made according to a mutually agreed payment schedule.
  • 10% of the booking deposit is non-refundable and will be retained to cover administrative and service costs.
  • No refunds are provided for events cancelled by the client.
