Rent Entire Private Villa
for up to 30 Guests
Private rental of the entire complex area including accommodation in the main house and glamping tent (April–October). The price includes use of the oval sauna, hot tub, and Aerusurf boards.
Saarjärve Holiday House main building together with the private complex area includes a holiday house with 8 bedrooms, accommodating up to 28 guests, as well as a glamping tent set up on the lakeshore, suitable for 2 guests.
In front of the main house, there is a spacious 160 m² terrace furnished with tables and chairs for up to 36 guests. Additionally, there is a 50 m² lakeside terrace extending over the water, where during the summer season a comfortable lounge area with sofas is set up.
Approximately 20 meters from the main house are the Glass Sauna and the Oval Sauna, with a hot tub (diameter 2.2 m) located beside them. A wooden boardwalk leads directly from the sauna area to the lake swimming pier.
Accommodation Options

- Two-storey main house with 8 rooms, accommodating up to 28 guests in total
- Ground-floor rooms have 3 beds (private WC and shower in the room)
- Second-floor rooms have 4 beds (WC and shower located in the ground-floor corridor)
- Glamping tent for 2 guests (option of DBL or SGL beds)
The small holiday house (sauna house) is not included in the complex rental.
Rental price includes:
- Accommodation in the large main holiday house for up to 28 guests
- Accommodation in the glamping tent for 2 guests (April–October)
- Use of the lakeside oval sauna, glass sauna, and hot tub for up to 4 hours
Meals, beverages, and additional services are available for an extra fee according to the Saarjärve Holiday House price list.
Rental Terms
The main house and private complex area can be rented with our catering and service.
Please note that in this case, the rental price will be supplemented by the cost of catering and beverages ordered from us.
If you prefer to prepare your own meals and bring your own food and drinks, an additional fee of €500 per night will apply.
Available dates and daily rates for the Private Complex Area are displayed in our
online booking system.
Please note that we do not offer a hybrid option (bringing your own drinks while ordering food from us).
Rental Price Includes:
- Accommodation in the main house and glamping tent for up to 30 guests (November–March accommodation in the main house for up to 28 guests)
- Bed linen and towels, as well as slippers and indoor sandals for use on site
- Use of the oval sauna, glass sauna, and hot tub for 4 hours. Extended use available for an additional fee. Morning heating of the sauna and hot tub is available only by prior agreement and for an additional charge. Our team prepares and heats the sauna and hot tub.
- Use of SUP boards on the lake, including life jackets (10 SUP boards)
- Use of a rowing boat on the lake
NB! The small holiday house with sauna for up to 6 guests is not included in the complex rental. It is used by our service staff.
Booking Conditions:
- A 50% advance payment of the total booking amount is required.
- An advance invoice will be sent after the booking is confirmed.
- The booking is non-cancellable and non-modifiable.
- Meals and beverages ordered on site will be added according to the Saarjärve Holiday House price list.
- The remaining balance must be paid by private clients on the day of arrival; companies may pay within 3 days after the event.
Arrival and Departure:
- Check-in from 15:00
- Check-out at 12:00
- If you choose the “Own food and drinks” package, check-out is at 11:00
- Each additional hour before check-in or after check-out is €100
The rental period must include the full event preparation time. After the rental period ends, your group must vacate the premises.

House Rules
Check-in & Check-out
- The rental period for the entire holiday complex is from 15:00 until 12:00 the following day and includes accommodation.
Please note that all preparation time must also fit within the rental period.
If you rent the private main house together with the complex area and bring your own food and drinks, the accommodation rental period is from 15:00 until 11:00 the following day
Why do we have this arrangement?
We want to ensure that every guest arrives to a high-quality and carefully prepared environment.
After events where guests use their own catering and drinks, the amount of cleaning and resetting work is higher than usual. Our team needs sufficient time to prepare the entire holiday house and complex area for the next guests.
Earlier access for preparations is possible for an additional fee. Please let us know in advance if you would like to arrange this. We can offer earlier access only if there has been no event at the house on the previous day.
Earlier arrival or preparation time is available for an additional fee of €100 per hour.
Please also inform your guests that arriving earlier may affect the smooth running of the service, as our team may still be carrying out preparation work at that time.
We do not offer the possibility to bring alcohol or food for storage on the day before the event, nor can we store these items in our refrigerators.
If you would like chilled drinks upon arrival, they can be pre-ordered through us.
Indoor Shoes
- Inside the holiday houses, we kindly ask guests to wear indoor shoes.
Please share this information with everyone in your group, including performers, trainers and instructors.
We are located in a forest setting, and there is no paved road leading directly to us. Wearing indoor shoes helps keep the rooms clean and pleasant for all guests.
Clean slippers are also available on site, if needed.
Pets are not allowed
Please note that pets are not allowed in our holiday house.
- If you arrive with a pet without prior agreement, we reserve the right to cancel the booking, and the prepayment will not be refunded.
Why do we have this policy?
We want to provide all guests with a clean, allergy-friendly and high-quality environment.
Some of our guests have allergies, and fully removing pet hair and allergens from the rooms is time-consuming and may affect the quality of accommodation for the next guests.
Even very well-behaved and low-shedding pets leave hair and odours in the rooms, which require thorough special cleaning over several days to remove.

❗❗❗Loud Music and Consideration for Neighbours
- Loud music is not allowed in outdoor areas.
- Personal sound systems or amplified speakers are not allowed.
- Music may only be played indoors.
A high-quality sound system and speakers are available on site and cover all necessary rooms.
Quiet Hours
- Quiet hours are from 22:00 to 06:00,
- and on the night before a day off, from 00:00 to 07:00.
- During these hours, it is prohibited to create continuous or repeated noise or light effects that significantly disturb another person.
- Exceptions apply on the night before 1 January, 25 February or 24 June.
In case of violation: a fine of €500 + possible security and procedural costs.
Why do we have this policy?
- Our greatest value is the clean nature and special quietness surrounding us, which creates the peaceful atmosphere that is unique to Saarjärve.
- Our service is designed for guests who appreciate and enjoy this silence and nature-oriented environment.
- There are neighbours nearby, and the lake carries sound very far — loud music can disturb people even several kilometres away.
Our Solution
- The main house has a built-in sound system, which can be used to play music from our Spotify account in the 1st-floor dining room, on the outdoor terrace and in the 2nd-floor hall.

Furniture and Inventory Arrangement / Rearrangement
- If catering is ordered from Saarjärve Puhkemaja, we will arrange the tables according to the prior agreement and requested layout, set the tables, and restore the furniture to its original position after the event.
- If you arrange the catering independently, we kindly ask you to return all rearranged furniture to its original location by the time of departure.
If the furniture has not been restored by the time of departure, a furniture rearrangement service fee of €200 will be added to the final invoice.
Why do we have this policy?
Rearranging furniture requires additional working time and resources.
We want to ensure that the entire holiday house is prepared on time and to a high standard for the arrival of the next guests.

Fire Safety and Making Fire
- Smoking is prohibited in all indoor areas of Saarjärve Puhkemaja.
- Candles may only be used in the designated lanterns.
- Large outdoor candles must be placed on non-flammable surfaces. Please do not place outdoor candles on wooden terraces.
- The holiday houses are equipped with an automatic fire alarm system. All rooms have smoke and temperature detectors, and the alarm is automatically forwarded to the G4S monitoring centre.
- If a false alarm is caused and results in an emergency call-out, the related costs shall be covered by the client.
- In the event of a fire, please call the emergency number 112 immediately and inform the owner of the holiday house.
Smoking, Cigarette Butts and Nicotine Pouches
- Smoking is prohibited in all indoor areas, on terraces and on balconies at Saarjärve Puhkemaja.
Why do we have this policy?
Due to its wooden building structures, the holiday house is subject to increased fire safety requirements.
The older part of the building and the façade are insulated with natural material, which makes fire safety extremely important to us.
- A designated smoking area is available on the territory next to the lakeside terrace.
- Please place cigarette butts in the designated ashtrays and do not leave them anywhere on the property.
- A cleaning service fee of €200 applies for the removal of cigarette butts or nicotine pouch waste.
Grilling and Pizza Oven
- The holiday house grill is placed on a separate stone base, and grilling is only allowed in the designated area. Only charcoal may be used for grilling. Firewood must not be used in the grill.
- Guests are not permitted to use the pizza oven.
Why do we have this policy?
The grill and pizza oven are specialised equipment, and their correct use is important both for fire safety and for the long-term preservation of the equipment.
The pizza oven is a professional tool, and its use requires the relevant knowledge and experience.
Catering, Own Food/Drinks and Own Alcohol
At Saarjärve Puhkemaja, we offer catering and drinks for groups as an on-site service. Exceptions are possible by prior agreement and under agreed conditions; an additional fee applies.
Please note the following:
- If you use your own caterer, the service provider must, in addition to catering, also arrange table setting, layout and decoration, as well as organise the post-event cleaning.
- Post-event cleaning must be completed no later than 11:00 on the following day.
- If you arrange your own catering, we do not provide breakfast service for overnight guests.
- When ordering catering from Saarjärve Puhkemaja, we also offer a carefully selected drinks menu to accompany it.
Saarjärve Puhkemaja also has a self-service drinks fridge with a selection of wines, cider, beer, craft beer and spirits.
The key to the self-service fridge is given to the event organiser, and consumed drinks are charged after the event.
In addition, we offer a bar service with a high-quality drinks selection and a trained bartender.
- Bartender service: €39 + VAT / hour
- Cocktails from €3.20 + VAT
The cocktail selection is agreed with the client in advance.
We work with major alcohol importers, which allows us to offer quality drinks at competitive prices.
Additional Services
Additional services available to order:
- Projector and screen rental – €25 / day.
The ceiling-mounted projector in the seminar room is included in the seminar room rental price.
If a projector and screen are used in other rooms, an additional fee of €25 applies. - Bar service – €39 + VAT / hour.
The bar service uses drinks provided by Saarjärve Puhkemaja.
The drinks menu is agreed in advance, and the cocktail price list is based on the selected menu; cocktails from €3.20 + VAT. - SUP board rental – €16 / hour (€33 / day) per board.
A total of 10 boards are available.
When renting the
Private Main House
together with the complex area, the use of SUP boards and the rowing boat is included in the price. - SUP instructor service – €50 / hour.
- Hot tub rental – from €100, up to 4 hours.
Additional heating on the second day: €30. - Tablecloth rental – €7 / item, white tablecloths, size 140 x 210 cm.
- Bathrobe rental – €5 / item.
Services offered by Saarjärve Puhkemaja cannot be provided at the same time through other service providers.
Additional services ordered from outside providers must be agreed in advance with Saarjärve Puhkemaja.
The service provider is responsible for all clean-up and follow-up tasks related to the services provided after the event has ended.
Fines for Breach of Agreement and Basic Courtesy
- In the event of damage to or destruction of inventory, the client shall compensate the purchase cost of the item, plus an additional 15% to cover transport and administrative costs.
- If a room key is lost, a fee of €20 applies per key.
- When renting the main house of Saarjärve Puhkemaja as an “Own Food and Drinks” package, the holiday house must be returned in the same condition as it was handed over. This means that dishes have been washed and returned to the cupboards, tables and surfaces have been cleaned, and there is no rubbish or cigarette waste indoors or in the outdoor area. If these requirements are not met, Saarjärve Puhkemaja has the right to apply a cleaning fee of €200, which will be deducted from the security deposit.
- A cleaning service fee of €200 applies for the removal of cigarette butts or nicotine pouch waste from the property.
- A cleaning fee starting from €200 applies for the removal of vomit or other bodily fluids from areas not intended for this purpose, depending on the cleaning equipment required and the amount of work involved.
🌿 Environment and Sustainable Tourism
- Our aim is to reduce waste and keep the holiday house free from single-use plastic tableware.
- At Saarjärve Puhkemaja, waste is sorted by type.
We kindly ask our guests to follow the waste sorting guidelines as well.
The relevant instructions are available both inside the house and on the property.
- Paper and cardboard
- Glass; deposit packaging separately, glass bottles in the designated container
- Plastic packaging and carton packaging
- Plastic and aluminium deposit containers
- Separate waste collection is mandatory in Estonia.
- If waste is not sorted, a waste sorting service fee of €200 applies and will be added to the final invoice.
Reusable Tableware
Please do not use plastic straws, single-use plastic tableware or plastic cups at Saarjärve.- The holiday house has reusable drinking cups and glasses, which we provide for events. The cups can be washed in the dishwasher and can also be marked with names. Please inform your guests that reusable cups and glasses should not be thrown away, but used responsibly.
Booking Terms
Please make your booking through our online booking system.
- The booking is considered confirmed after a 50% booking fee has been received, or after a letter of guarantee has been provided in the case of public authorities and state-owned companies.
- The 50% booking fee is non-refundable and is used to cover the preparation and administrative costs related to the service.
- The final number of participants must be submitted no later than 14 days before the event.
The second instalment must be paid no later than 7 days before the event.
Companies and public authorities may pay by invoice within up to 3 days after the event. - The number of participants and the catering volume cannot be reduced later than 7 days before the event.
- The final event order, including schedule, menu selection, number of participants, additional services, open bar request, etc., must be confirmed no later than 14 days before the event.
The prices stated in the quotation may change in the event of changes to national tax rates, such as alcohol excise duty, VAT changes, etc.
When renting the Private Holiday House without our team being present on site, a security deposit of €200 applies and must be paid no later than by the start date of the event.
The security deposit will be refunded within 3 working days after the event, provided that the property has been handed back in a condition that complies with the contractual terms.
Cancellation Terms and Exceptional Circumstances
- If the event has been paid for in full and a state of emergency or another legal act is imposed by the state, prohibiting the event from taking place, we will, where possible, offer the option to postpone the event or, by agreement, use other Saarjärve Puhkemaja services up to the amount of the prepayment made.
- If an event is cancelled due to an exceptional situation, the client has the right to apply for a refund of up to 90% of the booking fee paid.
Refunds will be made according to a payment schedule agreed between the parties. - 10% of the booking fee is non-refundable and is used to cover the preparation and administrative costs related to the service.
- If the event is cancelled at the client’s initiative, the booking fee is non-refundable.
